From the large garden you can while-away the hours watching the river and its inhabitants including deer, otter and a wide variety of birdlife, while a nearby path has direct access down to the river and a network of tranquil walks.

This includes a calming colour scheme in chalk white and duck egg blue, with statement feature walls in Harvest Hare by award winning designer Mark Hearld and artworks by illustrator Emily Sutton.

The formal dining room benefits from captivating river views, an open fire and warming sisal flooring, while the well equipped dining kitchen is presented in a traditional shaker style, leading into a utility and boot room which is ideal for fishing gear and outdoor kit, not forgetting the furry members of the party of course!

The three double bedrooms all benefit from high quality 5’ king size beds with signature headboards from the design houses of St. Jude’s, Cabbages & Roses and the Silk Bureau, while super artworks by local artist Sue Fenlon, Angie Lewin and Mark Hearld complete the overall look.

Outdoors, you can relax with a refreshing Pimms outside the cedar clad drawing room and with the River Tweed as the stunning backdrop, you may just find it very hard to leave! Perfect for your mini adventurers, take a stroll to the pirate ship playground located in the woodland of the wider estate complete with a slide and exhilarating climbing wall.

For guests who would like to explore the local area on two wheels, the estate can offer bicycle hire at an additional cost during your stay. Subject to availability.

For guests looking to holiday together, there are three other properties making up the hamlet of Sunnyside - School House sleeping 6, Swan's Nest sleeping 4 and Tweedside sleeping 4. There are also three other properties on the estate - Garden House sleeping 4+2, Park End sleeping 2, West Lodge sleeping 2 and North Lodge sleeping 2.

Location

Head to Norham (4 miles) for a fantastic selection of quality local produce, including meats, pies, and cheeses from Foreman’s, or the Cornhill Village Shop (5 miles) for coffee, cake and scrummy picnic lunches. It is also home to the highly regarded Collingwood Arms for elegant evening dining, or a short drive will take you to the Allanton Inn (6 miles) which has a superb reputation for serving excellent locally sourced food amidst relaxed, convivial surroundings.

Alternatively, Coldstream is a quaint but bustling little town with a rich history sitting on the north side of the River Tweed right on the Scottish/English Border. The shopping here is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, bakery and small Co-op supermarket for holiday essentials, as well as a super art gallery and interiors shop for lifestyle gifts and accessories.

More extensive shopping, restaurants and amenities can be found in the picturesque town of Kelso (12 miles) which is also home to the 12th Century Abbey, Floors Castle, the Roxburghe Championship Golf Course and National Hunt Racing.

FISHING ON SITE

Salmon fishing is available on the Milne Graden Beat on the River Tweed. This is organised through FBR Seed- Email FBR Seed. Trout fishing is organised through Coldstream & District Angling Association.
