Enter through the wooden picket fence into the enclosed garden which expands across the entire front aspect of the cottage and you have an idyllic spot to dine al fresco while drinking in those dramatic views. Perfect for families and group gatherings, the table tennis table, giant connect four, giant Jenga, dart board and football goal posts are sure to keep guests of all ages entertained.

A warm and welcoming space thanks to a classic Farrow & Ball colour palette, the open plan living area boasts sumptuous leather seating, rich textiles, and a 50" wall-mounted Smart TV set around a cosy electric stove. At the far end of the room is a contemporary Shaker-style kitchen with high-quality quartz work surfaces and a kitchen island with seating for two - perfect for relaxed chit-chat while rustling up a homemade meal to be enjoyed around the trestle-style dining table.

Just off the living space, there’s a handy utility room, which is ideal for drying off dogs and outdoor kit after a walk through the rolling Borders countryside. For less mobile guests, the cottage benefits from a ground floor master bedroom with en suite shower room and step-free access to the rear lawned garden through the French doors. An additional shower room is located on the ground floor with a rainfall walk-in shower.

Upstairs are two further bedrooms – one of which is set as fixed twins – featuring pitched ceilings and Velux windows bringing the outside in. For a final luxury, relax in the claw-foot bathtub in the third bathroom and soak up the starry night skies after a day of adventures in the great outdoors.

Location

The delightful, historic town of Kelso is just 5 miles away by car and is home to the majestic Floors Castle - the residence of the Duke of Roxburghe - and the famous racecourse. Described by Sir Walter Scott as "the most beautiful, if not the most romantic village in Scotland," today the town retains much of its original charm with an interesting range of independent shops including an excellent deli, butcher, fishmonger, baker, galleries, antique shops, country sports, as well as a monthly Farmer’s Market held in its Flemish-style square. Kelso plays host to a number of events throughout the year including regular National Hunt race meets, the ancient custom of the Common Ridings of the town boundaries and the famous Borders Rugby 7s games.

There are two larger supermarkets in Kelso for all of your holiday needs and for dining-out, The Cobbles or the Contented Vine are highly regarded for their food and friendly atmosphere. For light lunches, you will find plenty of tempting treats in the many cafés in the town - including 'Off The Square', The Cream Chimneys, The Hoot ‘n Cat, Café U, or the Terrace Café at Floors Castle.

Alternatively, take a short trip to the nearby towns of Melrose and Galashiels, where you will find further shopping and dining options.
